In order to keep pace with both, the building owners must be prepared to maintain a diverse unit. The regular wear and tear maintenance is there. However, you must also know how to take care of multi-story buildings, converted buildings, climate control spaces, and other hi-tech storage spaces that need special care.


Roofs And Walls


If you think the building’s roof will have the usual dirt and dust from the weather conditions, you are in for a surprise. Just walk on the roof and you’ll be greeted with “unusual” debris like bottles, cans, junk metal, and other sorts of scrap left by lax tenants or staff!


Also, you need to flush out the gutters as well as downspouts, twice a year. You must do this especially during fall when leaves and other debris may clog the drain, and after rains to assure that rain water does not remain pooled over the roof. Even if you have installed supreme quality doors, you need to oil their hinges and axles regularly to keep them in top shape. You can use lithium grease spray. Besides this, you must spray clear silicone on door tracks. You can get both these lubricants at home improvement or auto supply stores.


Exterior And Interior Of Building


Once in one or two years, you must wash the exterior walls of the building to remove dirt, dust, and grime that gets stuck on it over the years. This also maintains the brightness of the paint. You can use a normal carwash cleaner for the job.


The buildings that are converted to form storage units are already old and more vulnerable to damage. Therefore, they require special and frequent maintenance. You must check their doors, hallway corridors, stairways, security systems, walls, roofs, and every nook and corner.


All the doors should be functioning smoothly. The elevators (in case of multi-story building) should be in top working condition. The walls and floors must be as good as new, and the roof must be squeaky clean. You must immediately repair any damage that occurs due to hand trucks or moving equipment, or due to severe weather. Only well-maintained self storage buildings do roaring business.
