Welcome to our second in our series on neighborhoods in Buckhead, Atlanta. This issue covers those Buckhead neighborhoods starting with the letters G to M.
Developed in 1925 as a country club community, Garden Hills is located in what is now central Buckhead, just east of Peachtree Road. The âthe rec centerâ, which includes the pool and the community house, are favorite meeting places in Garden Hills. The neighborhood boasts three parks; Alexander Park on East Wesley Road across from the pool, Sunnybrook Park at Brentwood Drive and Brentwood Terrace and Frankie Allen Park on Pharr Road, which has picnic areas, tennis courts, and baseball fields. Sales in Garden Hills last year ranged from under $200k to over $1.5 million, with a median around $550k. Bordering with Garden Hills are Peachtree Hills to the south, Peachtree Heights to the west and south, and Peachtree Park to the east.
Haynes Manor is a central Buckhead neighborhood that was developed in phases from the 1920s to the 1940s. The first homes, north of Peachtree Battle Avenue, were built on large lots in 1926 to 1927. Later, the south side of the neighborhood was developed, in the 1930s and 1940s mostly on smaller lots. The neighborhood is located on the site of the civil war Battle of Peachtree Creek, which occurred in 1864. Haynes Manor residents a location next to Atlanta Memorial Park, which includes the Bitsy Grant Tennis Center and Bobby Jones golf course. Haynes Manor also includes a forested conservation green space; Woodward Habersham Park. Last year's sales in Haynes Manor ranged from the low $500,000s to $3.5 million, with a a median price just above $1.1 million.
Kingswood is located in northwest Buckhead off of West Paces Ferry Road, just west of the Governorâs Mansion. Most of the homes in the neighborhood were built in the early 1960â²s, with a few new-construction homes as well. Recent sales in Kingswood have ranged from just under $1 million to over $3 million. Bordering neighborhoods include Randall Mill to the west, Tuxedo Park to the east, Mount Paran to the north and West Paces Ferry / Northside to the south. Recent Kingswood sales have ranged from $800k to $3.5 million with a median sales price around $1.5 million.
Loring Heights is a friendly neighborhood in south Buckhead, between Peachtree Road and Northside Drive. Loring Heights boasts rolling hills shaded by a mature tree canopy, a park with a duck pond and a new greenspace with a play field and off-leash dog area. As one of the most centrally located neighborhoods in Atlanta, Loring Heights offers easy access to highways and major thoroughfares of Atlanta. Loring Heights residents can walk to dining, entertainment and shopping both in Atlantic Station and on Peachtree Road. Home sales in Loring Heights last year ran from a low around $200k to a high near $620k, with a median sale price around $325k.
Loring Heights is located just north of Atlantic Station, south of Collier Hills and west of Brookwood.
The Memorial Park neighborhood in Buckhead surrounds the 69-acre Atlanta Memorial Park and is located between Northside Drive and Howell Mill Road on the east and west, respectively, and between Peachtree Battle Avenue and Longwood Drive on the north and south, respectively. Homes in this neighborhood may alternatively be listed as "Rolling Acres". The park itself has had varied names, having been at various times known as âPeachtree Battle Memorial Parkâ, âPeachtree Creek Battlefield Parkâ and âAtlanta Memorial Park at Peachtree Creekâ before settling on itâs current moniker. There were noteworthy battles that occurred around the park during the civil war. In the 1930â²s, Memorial Park became the site of several tree plantings by students to honor famous Georgians. Memorial Park residents can also walk to the Bitsy Grant Tennis Center and Bobby Jones Golf Course and. Recent home sale in Memorial Park ranged from $500k to $1.2 million, with a median price around $775k.
